Features and Technology

The villa has been designed with a clear focus on modern living, comfort, and high-quality technology. Planned features include a Dolby Atmos sound system, integrated blinds between the window panes, modern cooling technology, a suspended rotating fireplace, bamboo parquet flooring, large sliding doors with a magnetic mechanism, and high-quality swimming pool technology.

Special attention has been paid to creating a harmonious and elegant design throughout the interior and exterior spaces.

Throughout the main living areas of the villa, excluding the bedrooms, large floor tiles in a natural sand colour are planned in a format of approximately 1.50 m × 1.50 m.

This generous tile format creates a modern, spacious, and luxurious impression. The large tiles also produce a calm, harmonious overall appearance with relatively few visible grout lines.

The same visual concept continues into the outdoor areas, where a matching, more durable outdoor tile will be used. This creates a seamless and harmonious connection between the interior and exterior spaces, making them feel almost like one continuous area.

The same principle also applies to the areas surrounding the swimming pool, allowing the grout lines to visually continue in the same alignment.

The result is a clean, modern, and architecturally refined appearance.

The project is also interesting from an energy-efficiency perspective. An nZEB (nearly Zero-Energy Building) standard is planned, with a calculated primary energy demand of approximately 19.56 kWh/m² per year.

In addition, the project includes a photovoltaic system with a capacity of approximately 30 kW and a battery storage system with a capacity of approximately 100 kWh.

Swimming Pool Technology and Lighting Concept

The swimming pool technology is designed to include salt electrolysis, automatic pH regulation, and a special LED lighting concept in accordance with the project documentation.

The steps in the pool area are planned as acrylic-glass steps with integrated lighting.

In addition, linear LED lighting is planned beneath the raised outdoor floor tiles. The lighting will be indirectly integrated so that the individual light fixtures are not directly visible.

This creates an elegant, modern, and indirect lighting effect around the pool edge, giving the entire outdoor area a luxurious and atmospheric appearance, particularly during the evening hours.

Combined with the open sea views, elevated location, position in the first built row, and proximity to the coast, the outdoor area of this villa offers excellent potential for exclusive Mediterranean living.

Construction Status and Completion

The property has not yet been fully completed. According to the seller, the current stage of completion is approximately 85%.

A particular advantage is that approximately 95% of the materials required to complete the property are already available.

This means that a substantial part of the construction work has already been carried out, while most of the materials needed for the remaining work are also on hand.

An up-to-date quotation for the outstanding works is available, with completion costs of €422,347 gross.

This provides prospective buyers with a concrete basis for financially planning the remaining construction works. The relevant quotation can be reviewed as part of a detailed assessment of the project.

The actual total costs will depend on the scope of work included in the quotation, the selected finishing details, and any potential additional works.

The existing material stock should also be considered in relation to the specific scope of the completion quotation.

For buyers with experience in the property sector, this could represent an interesting opportunity to take over a high-quality project at an advanced stage of construction and complete it according to their own preferences.

Thanks to the substantial progress already made and the extensive availability of materials, the buyer is not taking over a project at an early stage.

Instead, the property already has clearly visible architectural features, a defined spatial concept, and a significant portion of the construction work completed.

Investment Potential

This property represents an interesting investment opportunity.

Particularly noteworthy are the generous plot of approximately 1,636 m², the usable floor area of approximately 414 m², the large swimming pool, the high-quality technical planning, and the position in the first built row with open sea views.

Based on the current price of approximately €2,294/m² of usable floor area and the available completion quotation of €422,347 gross, the calculated total investment amounts to approximately €1,372,063.

This corresponds to a calculated price of approximately €3,314/m² of usable floor area after completion, excluding property acquisition costs and potential additional expenses.

A comparison with selected property listings in Rtina indicates advertised prices ranging from approximately €3,403 to €6,739 per m². However, the comparable properties differ in terms of plot size, living and usable floor area, location, features, and stage of completion. Furthermore, advertised prices do not represent verified final sale prices.

Combined with the plot size, modern architecture, swimming pool, proximity to the sea, and open sea views, the villa offers an interesting starting point for buyers seeking a high-quality property project on the Dalmatian coast.

Another advantage is the advanced stage of construction, with approximately 95% of the materials required for completion already available.

Together with the available completion quotation, this allows for more concrete planning of the remaining works.

Once completed, the property is suitable for exclusive private use, as a luxury holiday home, or for tourist rental.
